Criteria for selecting our vineyard site

Selecting the vineyard site is one of the most important decisions in the life of the vineyard. Here are some major considerations we have:

  1. Are there zoning laws or home owners association restrictions? I found the rural NC counties exempt vineyards from the zoning laws. The HOA's, however, can have many restrictions such as no livestock, set back rules, limitations on some motorized vehicles, and house size restrictions and when you can build. Also, many HOA communities are gated which is not inviting for our future public guests.

  2. Does the site export cold air? Sitting cold air can harm or kill grapevines. So sloping terrain is better than flat terrain.

  3. Does the land slope southward (most 😍) or eastward (favorable)? South and southeast facing slopes increase the growing season which allows the 🍇 to properly ripen?

  4. Is there easy public accss to the property? We need to make it easy for folks to reach us. So, we are avoiding properties that require a deeded right of way ( ie, must cross someone's land to reach yours.

  5. Does the land have good irrigation and not "wet?" Grapevines like it rough and dry.

We are careful in our selection so not to cause future difficulties with our vineyard. So, the hunt continues.
